Each guide here is one neighborhood's actual closed sales from 2022 on, with the whole city beside every number, plus the one thing that neighborhood asks you to check before you buy. Boundaries are drawn from where the homes actually sit on the map, not from how a listing happened to be tagged.

San Clemente neighborhoods

Talega
The planned community in the hills, about one in five San Clemente sales. A median 3,015 square feet for $1.88M, against 2,435 for $1.80M citywide.
What to check: Mello-Roos from two districts, and how to find the amount on a specific home.

Forster Ranch
Bigger houses for less per foot: $676 a square foot against $758 citywide, and faster sales. The gated Reserves sell as their own market.
What to check: No Mello-Roos on any parcel sold since 2022, per the County tax map. Talega next door has two districts.

Pier Bowl and Southwest San Clemente
The old town by the pier, ocean side of the freeway. $1,312 a square foot, 73% over the city, and 60% of houses built before 1970.
What to check: The Pier Bowl Specific Plan, and where short-term rentals are allowed.

Shorecliffs
1960s houses around the golf course at $880 a foot, plus condos and a 55+ manufactured-home community that trade as three separate markets.
What to check: Which of the three you are actually looking at. Lot sizes on the manufactured homes are the whole park.

Cyprus Shore, Cyprus Cove and Cotton Point
The gated beach communities at the south end of town. A $3.97M median, and only 44 house sales in almost five years.
What to check: Pace. Since 2024 these have taken 44 days against 15 citywide, and half cut their price.

Monarch Beach
A $2.90M median house against $2.10M citywide, and more than a third of Dana Point's $5M-plus sales. From Antigua near $1.72M to Monarch Bay at $10M.
What to check: Which enclave, which gate, which association.

Niguel Shores and the Strand
$1,482 a square foot against $1,037 citywide, and a gap that held every year. Strand houses sold for a median $15.3M.
What to check: The association rules: no rentals under 30 days, and a leased home loses common-area use.

Lantern Village
The walkable streets above the harbor. Smaller, older houses at $1,092 a foot, and new condos at $1,444.
What to check: The Town Center Plan and the Measure H height limit.
