Home Value Report
What is your home actually worth today?
Not an algorithm's guess. I pull the closings nearest your home, the homes you would be competing with right now, and how fast your part of town is selling, then send you a value range and the reasoning behind it. It is free, and there is no obligation to list.
How I Build It
Three things decide the number.
The closings that actually compare
Recent sales from the MLS, as close to your home as I can get in size, age, condition, lot and location. A house in the Pier Bowl and a house in Talega can share a city and almost nothing else. The Pier Bowl sells for well over the city's price per square foot, and Talega carries Mello-Roos the rest of town does not.
What you would compete with
Buyers do not compare your home to last spring. They compare it to what is for sale the week you list. I look at the active and pending homes a buyer would tour alongside yours, and at how many of them have already cut their price.
How fast your market is moving
In a fast market the recent closings are the floor. In a slow one they can be the ceiling. The San Clemente, Dana Point, Laguna Beach and Newport Beach market reports show where each city sits right now, and the neighborhood pages break it down further.

Questions people ask
Home values, answered.
How much is my house worth in San Clemente?
It depends on the closings closest to your home in size, age, condition and location, and on what you would be competing against today. For the city-wide picture, the San Clemente single-family median was $2.225M in September 2026, per CRMLS via InfoSparks, but a city median says little about one street. A home value report starts from the sales nearest your home and adjusts from there.
How accurate are online home value estimates?
Automated estimates work from public records and recent sales, and they cannot see a remodel, a view, a busy street or a home that needs work. In a small coastal market with a few dozen sales a month, those differences move the number. Use an online estimate as a starting range, not a price.
What is in a home value report?
The recent closings I would use as comparables and why, the active and pending homes you would compete with, how quickly homes are selling in your area right now, and a value range with the reasoning behind it.
Does a home value report cost anything?
No. There is no charge and no obligation to list.
How long does a home value report take?
Usually a day or two. I pull the comparables myself and send the report by email.
